The beachside suburb of Coogee offers enviable surfside living and a relaxed lifestyle.
Owners of this unit block in Sydney’s east wanted to achieve a face lift to the ageing cream brick exterior as well as updating the windows, doors and balconies to improve waterproofing and achieve a newer modernist appeal.
Featuring a new, commercial café and retail area below the apartments required thoughtful consideration. Architects McGregor Westlake had to consider the right balance between residential styling for the 28 Units with commercial functionality for the new café as well as weather performance and corrosion resistance due to the immediate proximity to the Pacific Ocean.
Adding an additional element to the construction process was the fact that the apartments were all tenanted throughout the construction leading to a range of access issues and timing constraints.
McGregor Westlake Architects and Evolution Windows chose the Elevate™ Commercial Series framing system in a clear anodised finish to provide a long lasting, high performance solution for this exciting project. Offering a convenient installation advantage by bridging the wall cavity and allowing a good seal onto the brickwork, the Elevate™ Series 400 also featured a superior aesthetic look to other windows suitable for both the retail and residential areas.
Elevate™ Series 400 Casement Windows were chosen for the apartment bedrooms and matched with Series 400 Awning Windows for kitchens and bathrooms. All windows were fitted with restricted openings and finished in clear anodising for superior corrosion resistance.
In addition to the windows, the stand out feature of the facelift is the new, freshly poured balconies for each apartment featuring the Elevate™ Series 442 Sliding Door in a clear anodised finish and glazed with 12.5mm VLam Hush™ glass from Viridian for optimal acoustic performance. All apartments featured two sliding door units with the exception of the North facing balconies who elected to have a fixed panel window and one sliding door unit.
To provide a truly al fresco dining experience, the café was fitted with the ViewMASTER™ 411 Bi-Fold Door allowing uninterrupted access into and out of the new café. A welcome respite for the tenants upon project completion!
